How much deposit do you collect?

The standard market deposit is typically one month’s rent. Depending on the property type and location we may require a lesser deposit but this is on a case by case basis.

When do you send me the collected rent?

Our statements our sent out via mail on the 8th of each month. We do offer direct deposit which will clear next day in your bank account for an additional $5 service charge.

Who pays for maintenance and repairs?

As the owner of the property you will be responsible for the costs associated with maintenance and repair. Unlike other companies we do not mark these costs up and you are charged exactly what we pay for the service.

How can I be sure I get a good tenant?

In the rental business there are no guarantees that you will get a perfect tenant. However our thorough screening process which includes background, credit and criminal checks will significantly reduce this risk. We do our best to find good paying tenants that will take care of each property.

Should I allow pets?

This is up to you as the owner. We recommend making this decision on a case by case basis. Austin, Texas is a very pet-friendly place and many potential renters have pets. In the event that a pet is accepted on your property there will be an additional pet deposit collected to help mitigate the risk of the pet messing up your property.

What is the reserve amount?

The reserve amount is an amount of money that we keep on hand to take care of any expenses during this month. Because we collect rent at the beginning of the month and send it out on the 8th of each month we need this money to operate your property throughout the month. We will refill the reserve each month with the collected rent.

What if my property is not rented, how much is the management fee?

We charge a minimum fee of $50 to manage a property. However for all new clients we will not charge the minimum fee until we have leased the property out for the first time. In the event that the unit sits vacant after the first tenant has moved out you will accrue minimum property management fees.

Who do the tenants call for maintenance and repairs?

The tenants will call our property management line for all issues and repairs. We are available 24 hours per day 7 days a week including holidays.

What is the length of typical lease?

Typical leases are for a 12 month period. Some owners allow shorter and long term rental arrangements which will be handled on a case by case situation.

When is the best time to put my house on the market?

The best time to rent a house is during the months of June, July and August however with so many people moving to the city there are renters all year around. The sooner you get your property listed, the sooner we can get it rented.

Can I start advertising my house while it is also listed for sale?

Absolutely. Marketing a home for sale and rent at the same time is a good option for most people. Having a home in good showing condition is the quickest way to lease it. We will work with your real estate agent if necessary to facilitate the lease process. In the event that a buyer is procured with another listing agent you will owe us no money.
